Building a low-energy, sustainable house can improve your chances of getting planning permission in the UK, but this is not guaranteed. Here are some key considerations:
Local councils have their own planning policies, with some offering specific guidelines or incentives for sustainable development. Check your local council's website or contact their planning department about the requirements and any additional information you might need.
The NPPF (National Planning Policy Framework) encourages sustainable development but does not make concessions for eco-houses. As a result, your application should meet the standard criteria for planning permission with a good balance between economic, social, and environmental aspects.
The design of your house also has a significant impact on the planning process. While incorporating sustainable elements like solar panels and high-performance glazing will help, they must also fit with the character and heritage of the area and comply with local policies. As Baufritz architect Magnus Nilsson explains, referring to company’s construction system: “What is really positive about the Baufritz system is that it is inherently sustainable.”
Location is also crucial. Building in an area with existing infrastructure, such as public transport, schools, and shops, can enhance the sustainable credentials of your project by reducing the need for car travel and encouraging walking and cycling. On the other hand, developing in a designated green belt area or on land with high environmental value may present significant challenges. Magnus adds, “While this poses a significant hurdle, it has more to do with expectation management. The issue with the green belt is that it limits the area and volume you are allowed to build on. A certain uplift is typically also allowed. The green belt is not directly related to sustainability, but is more about restricting development in sensitive areas. Indirectly, however, it is linked to sustainability of course.”
Finding a champion on the planning board can also be useful for planning appeals or obtaining local approval. Additionally, seeking external expertise may help you to successfully navigate the process. Being realistic about your design and listening to experts will help avoid disappointment.
